These Terms and Conditions of Use (“Terms”) govern access to and use of SouthOceanRealty.com (the “Website”), operated by Bryce Management, LLC d/b/a South Ocean Realty (“South Ocean Realty,” “we,” “us,” or “our”). By using the Website, you agree to these Terms and our Privacy Policy. If you do not agree, please do not use the Website.
Brokerage and License Information
South Ocean Realty is the registered trade name of Bryce Management, LLC, a Florida real estate corporation, license CQ1068953. James Bryce is the qualifying broker, Florida broker license BK3280518. License status can be verified through the Florida Department of Business and Professional Regulation.
Website Purpose
The Website provides general real estate information, property-search tools, educational resources, and ways to contact South Ocean Realty. Website content is informational and may be changed or removed without notice.
No Brokerage Relationship
Using the Website, registering for property-search features, or submitting an inquiry does not by itself create a broker-client, agency, fiduciary, or other professional relationship. Any brokerage relationship and required disclosure will be established separately in writing in accordance with Florida law.
Equal Housing and Fair Service

Property Listings and IDX Data
Property listing information may be supplied through Showcase IDX, BeachesMLS, participating brokers, and other authorized data providers. Listing data is provided solely for consumers’ personal, non-commercial use in identifying prospective properties they may be interested in purchasing.
You may not scrape, harvest, download in bulk, frame, reproduce, republish, resell, redistribute, modify, or commercially exploit listing information, photographs, or other IDX content except as expressly permitted by the applicable data provider and law. Listing-firm attribution and other notices displayed with IDX content are part of the listing information and must not be removed.
Accuracy and Independent Verification
Listing information and other Website content may include pricing, availability, property descriptions, measurements, square footage, taxes, association information, school information, maps, photographs, and other details. Information is believed reliable but is not guaranteed and may change without notice.
You are responsible for independently verifying information important to your decision through appropriate inspections, records, professionals, associations, government agencies, and written disclosures. Nothing on the Website is a representation or warranty about a particular property.
No Legal, Tax, Financial, Appraisal, or Other Specialist Advice

Accounts, Saved Searches, and Communications
Some property-search features may require registration through Showcase IDX or another service. You are responsible for providing accurate information, protecting your account credentials, and notifying the applicable provider of suspected unauthorized use.
When you submit an inquiry, South Ocean Realty may use the contact information you provide to respond to that request. A request for a response does not by itself authorize unrelated automated marketing calls or texts. Where the Website offers a separate marketing opt-in, the disclosure presented with that opt-in controls. Marketing consent is not a condition of purchasing brokerage services. You may unsubscribe from marketing emails using the link provided and opt out of text messages by replying STOP. Message and data rates may apply.
Acceptable Use
